Every business and it’s people have a story. Here is the abbreviated version of ours. We hope you like it :)

2009

EARLY DAYS

Back in 2009 when we started our property investment journey, like most people, we started off with some single let properties. Then we raised some money and quickly we stumbled across HMOs, and we liked what we saw. We quickly amassed a reasonable sized portfolio of professional HMOs in Oxfordshire, Bedfordshire and Buckinghamshire

2012

BUILD TO SELL

Early 2012. We developed one particular property into an excellent HMO specifically with a view to selling on the open market. It was epic. 6 bedrooms, 6 bathrooms, all ensuite, all singing and dancing, co-living style HMO property. This should be easy to sell right?!

Without knowing any better we took this property to a local agent to sell. Initially they were very positive (as local agents always are!). Alas after a while it was quite clear they had no idea what they were doing.

TESTING

Subsequently from those conversations with our HMO network we were asked to manage the sale of other HMOs in the surrounding area and get them over the line, piecing together the whole process, and making sure the deals actually got done.

Within the team we had experience operating and growing an online real estate agency with success and so it was a reasonably easy transition to fire up an HMO specific sales agency to test the waters.

2021

PRESENT DAY

7 years later and our statistics speak for themselves, not to mention our reputation and the partnerships we have formed throughout the industry. For more info on our team head over to the about us page.

As for the future are plans are simple. We intend to continue to improve the process of buying and selling HMO properties, and if you’re reading this we’d love to have you on the journey.

2011

STRATEGY

By 2011 our strategy had developed our strategy & decided to expand our operations. Part of our strategy was buying to hold, the other part was buying to sell. A sensible strategy for any real estate investor. Protecting the downside whilst also building significant cash flow.

2013

FAILURE

Early 2013. After 9 months on the market we were ready to give up. We’d had 3 sales agreed, all of which had fallen through and it became clear the local agents just didn’t know what they were doing.

They just didn’t understand HMOs. They didn’t understand HMO Licensing, HMO Planning, HMO Finance, HMO Management or all the other related moving parts of the HMO jigsaw puzzle.

FRUSTRATION

As you can imagine our tenants weren’t best pleased at this point, as it was giving them so much uncertainty.

So we took matters into our own hands. Found a fellow local investor who was looking for an up and running cash flowing HMO with all the documents and certificates already in place. We agreed the sale and with our HMO experience and expertise we managed the whole process from start to finish.

RESEARCH

Come late 2013, having spoken to other HMO landlords, investors and contacts, we found out we were not the only ones to have had this experience. Furthermore our experience with local agents hadn’t been the worst compared to some others we heard about. At least we got ours sold in the end after all.

2014

VALIDATION

12 months later and we had brokered and sold 12 HMOs on behalf of others, part time, with zero marketing spend just our time and expertise.

Our initial validation year demonstrated there was a clear demand for a specialist service and Agent HMO was officially born.
