For periodic tenancies, use Form 4 (Section 13 notice). The new rent must start on the first day of a rental period. You cannot increase in the first year of the tenancy.
Tenants can refer the increase to the First-tier Tribunal (Property Chamber). The tribunal can confirm, reduce, or set aside the increase. The increase must be in line with market rent.
