EICR obligations (England & Wales)

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR at least every 5 years. The inspection must be carried out by a qualified person.

Provide copy to new tenants before they move in
Provide copy to existing tenants within 28 days of inspection
Complete any remedial work identified and confirm to tenants within 28 days
Supply report to council within 7 days if requested

Enforcement

Fines up to £30,000 for non-compliance. Councils can serve improvement notices and prosecute. Keep records – you must be able to produce the EICR within 7 days if asked.
