EICR obligations (England & Wales)

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR at least every 5 years. The inspection must be carried out by a qualified person.

  • Provide copy to new tenants before they move in
  • Provide copy to existing tenants within 28 days of inspection
  • Complete any remedial work identified and confirm to tenants within 28 days
  • Supply report to council within 7 days if requested

Enforcement

Fines up to £30,000 for non-compliance. Councils can serve improvement notices and prosecute. Keep records – you must be able to produce the EICR within 7 days if asked.
