Ealing HMO amenity standards
Ealing publishes permitted numbers of occupants and an HMO standards guide. Bedrooms without cooking facilities need at least 6.5 m² for one person, and any room under 6.5 m² is never permitted for sleeping.
Permitted numbers page
Ealing’s private rented permitted numbers page sets HMO letting floors: under 6.5 m² means zero people, 6.5 to 10.2 m² means one person, and over 10.2 m² means two people where there are no cooking facilities in the room. With cooking facilities the thresholds rise to 10.2 m² for one person and 13.5 m² for two. Ceiling height under 1.5 m is excluded from the measured floor.
HMO standards guide PDF
The downloaded HMO Standards Guide repeats those letting tables and adds detail on usable space, sloping ceilings and access. Any room under 6.5 m² is never permitted as sleeping accommodation. Chimney breasts, lobbies and ensuite bathrooms are excluded from the floor calculation, while fitted units are counted.
Communal space and children
Ealing notes that a bedroom below the stated size may only be accepted if the private sector housing licensing team judges suitable communal space is available, and still never below 6.5 m². Where children live in an HMO, the letting must include at least two rooms with its own kitchen and bathroom for exclusive use. Those child-letting rules sit beside the ordinary shared-house tables.
Using standards on sale
A clean Ealing pack carries the measured schedule, the licence’s permitted numbers and the standards guide extract used at inspection. Buyers comparing studio-style rooms with shared-house rooms need the cooking-facilities column, not a single citywide floor. Sale route: Sell an HMO in Ealing.
England note
Ealing’s published floors align with the national 6.51 / 10.22 pattern while stating 6.5 / 10.2 in local tables and raising thresholds where cooking sits in the room. Overview: HMO standards.
