Nottingham HMO amenity standards

Nottingham keeps 2013 local bedroom space standards above England’s 2018 floors. Separate amenity guidance PDFs cover space, kitchens and bathing for licensable HMOs.

Space guidance and local bedroom floors

Nottingham’s HMO Amenity Guidance 3 on space provision states the council has maintained 2013 locally set bedroom standards. Where there is adequate dining and lounge space elsewhere and no cooking in the bedroom, one adult needs 8 m² and two people need 12 m². Without that communal space the adult single room rises to 10 m², and with cooking in the room it rises again to 14 m².

National floor still the hard stop

The same PDF restates the national prescribed minima of 4.64 m² for one child under 10, 6.51 m² for one person aged 10 or over, and 10.22 m² for two people aged 10 or over. Rooms below those national floors are never accepted as sleeping accommodation, and communal space cannot compensate. Local 8 m² / 12 m² figures sit above that floor rather than replacing it.

Kitchen guidance

Amenity Guidance 1 sets shared kitchens for up to five people at a minimum of 7 m², adding about 2 m² per further person. One whole set of cooking facilities is required for every five persons or part thereof, and a kitchen must not contain more than two sets. Where more than ten people share, a separate kitchen room is required.

How standards meet the licence

Licence conditions require the holder to notify the council of any bedroom under 4.64 m² and to keep occupancy within the adopted guidance standards. Buyers should read the space, kitchen and bathing PDFs together rather than quoting a single number. Sale route: Sell an HMO in Nottingham.

England note

Nottingham is an English example of a council that publishes higher local bedroom floors while still treating SI 2018/616 as the statutory minimum. Devolved nations use different HMO licensing frameworks. Overview: HMO standards.
