Lambeth HMO amenity standards

Lambeth publishes HMO standards tables for bedsits, shared houses and hostel-style stock. Shared-house bedrooms drop to England’s 6.51 m² / 10.22 m² floors only where an adequate shared living area is provided.

Standards hub and what it covers

Lambeth’s HMO standards page sets out space standards, cooking facilities, kitchen sizes, baths and showers, and water closets for different HMO types. Most figures are government minima; others are Lambeth’s guide to what it considers reasonable for health and safety. A linked facilities and utilities page adds detail on bathrooms, toilets and shared kitchens.

Shared-house bedroom sizes

Where no adequate shared living area is provided, Lambeth expects 9 m² for one person and 14 m² for two. Where an adequate shared living area is provided, the floors fall to 6.51 m² and 10.22 m². Lounge or living areas are themselves sized at 8.5 m² for one to three people and 11 m² for four to six.

Bedsits and in-room cooking

Bedsit-type accommodation with cooking facilities in the room needs 13 m² for one person or 17 m² for two. With cooking in a separate room the sleeping room can be 9 m² or 14 m². Space occupied by kitchen facilities inside a bedroom cannot be counted as usable sleeping floor area.

Kitchen and bathroom ratios

Shared kitchens must not be used by more than five people, and one set of cooking facilities serves up to five people in a shared house (two sets for six to ten). Bathrooms and WCs step from one for one to five people to two for six to ten, with every WC room needing a wash hand basin. Sale route: Sell an HMO in Lambeth.

England note

Lambeth’s tables keep the national bedroom floors as the shared-living-area option while setting higher floors where communal space is missing. That dual-track pattern is common across English borough manuals. Overview: HMO standards.
