HMO rent per room / rental income
HMO income is usually built room by room. What a room can sustainably let for depends on location, size, facilities, whether bills are included, tenant type and how full the house stays over a normal year. This guide shows how UK owners evidence a rent roll for management, sale or valuation. It does not quote typical rents — those vary by place and date — and it is. This page is general information only and not legal, tax, mortgage or financial advice; AgentHMO is not FCA-authorised.
What “rent per room” means
In a house in multiple occupation, each lettable bedroom (or studio-style room) often has its own asking and achieved rent. Shared kitchens and bathrooms sit outside that figure but still affect what tenants will pay. A “per room” number is only useful when you state:
- Whether bills are included
- En-suite vs shared bathroom
- Furnishing level
- Who the tenant is (student vs professional)
- Whether the rent was achieved or only advertised
What drives rent for each room
Owners, agents and valuers commonly weigh location and demand (employment, universities, transport), room size and layout, en-suite provision, bills basis, common areas, management quality and void history. Licence conditions can cap how many people may occupy the house, which caps lawful income. Check HMO licensing guide and GOV.UK — HMO licence.
England’s licensed HMOs must meet national minimum sleeping-room sizes under the Mandatory Conditions Regulations 2018 (SI 2018/616) — commonly discussed as 6.51 m² / 10.22 m² / 4.64 m². Verify on legislation.gov.uk. Rooms that fail those conditions should not be treated as lettable sleeping space for income evidence.
Bills-included versus rent-only figures
All-inclusive rents are not like-for-like with “plus bills” rents. For yield and valuation work, strip estimated bill costs from inclusive rents before comparing. Yield language: how yield is calculated. Calculator: yield calculator.
Student versus professional rents
Student rooms often track the academic year, with summer voids or shorter lets. Professional rooms may be more year-round but still void between tenancies. Keep cohorts separate in your schedule. Comparing a bills-inclusive student room to a rent-only professional room without adjustment misleads buyers and valuers.
How to evidence the rent roll
Useful sources (none replace a formal valuation):
- Your own achieved rents over the last 12 months, by room
- Dated local listings (asking ≠ achieved)
- Managing-agent feedback, cross-checked
- A RICS valuation that states the rent assumed
Keep a schedule: asking rent, achieved rent, inclusions, void days, tenancy type, deposit protection status. That pack supports sale and refinance conversations.
Rent, licensing and compliance
A rent roll that needs more occupants than the licence allows is not a safe base for value or marketing. Safety certificates and fire precautions still sit behind every letting (HMO fire safety · compliance checklist). Deposit protection: deposit scheme rules.
Rent increases and tenancy law (England)
Rent changes must follow the tenancy and the law in force. England’s Phase 1 Renters’ Rights reforms apply from 1 May 2026 to how many PRS rent increases work (statutory section 13 process — see RRA for HMOs and GOV.UK). Do not use this page as a notice guide. Instruct a solicitor before changing rents or serving notices.
From rent roll to yield and sale price
Buyers using an income approach start from sustainable rent, not a one-off peak. Overstated rents lengthen sales or get discounted. Going-concern sales: going-concern sale. Price-per-room peer check: HMO price per room. Worth overview: worth guide. Methods: two valuation methods.

Building a 12-month income picture
Buyers and valuers prefer a year of history, not a single peak month. Note voids by room, rent-free periods, and any rent reductions you agreed. If you took over mid-year, say so and show the months you do have. A short history is honest; a patched spreadsheet of “what it should make” is not.
Common mistakes when quoting rent per room
- Averaging asking rents from portals without filtering for bills or en-suite
- Counting a box room that fails England’s licensed minima as a full income unit
- Ignoring council tax or bills that sit with the landlord under an “all-inclusive” deal
- Using last September’s student rent as if it runs 12 months without a void assumption
Fix the schedule before you capitalise anything for sale or refinance conversations.
Using rent evidence in a free valuation enquiry
When you submit HMO valuations, bring the room schedule, not a single blended number. State which rents are bills-inclusive and which rooms are void today. That reduces back-and-forth and keeps any overview figure closer to reality.
