Bricks-and-mortar vs commercial (investment) valuation

Two families of method show up again and again on HMO instructions: comparable sales (bricks-and-mortar) and income capitalisation (investment / commercial-style thinking). Neither is always right; the purpose of the valuation and the quality of the evidence decide which carries more weight. Not a formal appraisal;. Bricks-and-mortar (comparable sales)

The valuer looks at sold prices of similar residential property and adjusts for condition, location and layout. This feels familiar if you have bought a family home. It can dominate when the HMO is small, income evidence is weak, or the optimal use is debated.

Investment (income) approach

The valuer capitalises sustainable rental income — usually from a room-by-room rent roll — using a yield or multiplier that fits local investor demand. Inflated or unlawful rents should not be capitalised at face value. Rent inputs: room rental income. Yield language: yield definitions. Calculator: yield arithmetic tool.

When each method tends to lead

SituationOften leans toward
Clear licence, stable multi-room incomeIncome / investment
Thin rent evidence, heavy residential streetComparables
Lender panel instructionWhatever that lender’s criteria require
Sale to an investor as a going concernIncome, cross-checked with sales
Potential deconversion / Article 4 edge casesComparables may re-enter the story

Hybrid opinions are common. Price-per-room (HMO price per room) is a peer check, not a method on its own. Worth overview: price vs multiples.

Multipliers and yields — shortcuts, not answers

An income multiple (price ≈ annual rent × factor) is a back-of-envelope check. The factor changes with location, condition, tenant type, voids and licence risk. We do not quote a national multiple as fact.

What lenders and RICS opinions are for

A marketing appraisal from an agent is not the same as a RICS Red Book valuation or a mortgage valuation. Lender valuations exist for the lender’s decision, not as a promise of sale price. AgentHMO is Cost/scope: valuation cost guide. Surveyors: building survey.

Selling with a method-aware price

Investor buyers expect income evidence; over-reliance on hope comps delays sales. Process: selling an HMO · sell route. Going concern: trading as a going concern.

Worked contrast (illustrative structure only)

Imagine two similar five-bed houses on the same street. House A has a clean licence, stable achieved rents and low voids — income evidence is strong. House B has patchy tenancies and a disputed layout — comparables may dominate. Same postcode; different leading method. That is why copying a neighbour’s “price per room” without reading the file fails.

Instruction letter hygiene

Tell the valuer the purpose (sale, refinance, accounts, dispute). Purpose changes the product and sometimes the method emphasis. Ambiguous instructions waste fees (HMO valuation cost).

Free tools still need a method story

Calculators often imply an income approach. If your asset is really a comparable story, say so when you interpret the output (HMO valuation calculator).

Talking to buyers about method without over-claiming

In particulars, show the rent roll and the comparable context you used — then invite a valuation conversation (HMO valuations). Avoid “valued at £X using a Y% yield” unless a named professional report says so. Calculators remain illustrative (HMO valuation calculator).

Price-per-room as a peer check only

Dividing price by room count is a market shorthand (HMO price per room). It does not replace income capitalisation or comparable analysis. Use it to spot outliers, then return to method and evidence. Rent quality still matters (HMO rent per room).

Sale particulars that respect both methods

Show achieved rents and note recent local HMO or multi-let sales if you know them — without inventing comps. Invite buyers to instruct their own valuer. Link method honesty to trust; over-claiming either method slows solicitors later. Going-concern sales: Sell an HMO as a going concern.

Refinance and sale purposes differ

A refinance valuation serves the lender. A sale appraisal serves marketing. Mixing the two documents in buyer packs without context confuses solicitors. State the purpose on every instruction (HMO valuation cost). AgentHMO does not provide mortgage advice.

Evidence quality beats method loyalty

A weak income file should not be forced through an investment narrative. A thin comparable set should not ignore a strong rent roll. Choose emphasis from evidence, then document why. Tools remain illustrative (HMO valuation calculator · HMO yield calculator). Surveys: HMO surveys.
