HMO yield explained (gross vs net)

Yield links rental income to the price paid (or current value). It is a comparison language for investors — not a promise of future returns, and This page defines gross and net yield for UK HMOs, shows how to keep the maths honest, and points to calculators and valuation routes. AgentHMO does not give investment advice and this page is general information only.

Gross yield

A common simple form is:

Gross yield ≈ (annual rent ÷ purchase price) × 100

Some people use asking rent; better practice uses achieved rent after a normal void allowance. Bills-inclusive rents need care — strip estimated bills before comparing with rent-only stock (rent roll by room).

Net yield

Net yield starts from rent and subtracts running costs that sit with the landlord: management, licences, insurance suited to HMO use, safety certificates, maintenance, voids, and (if you include them) finance costs — be clear which definition you are using. Two “8%” headlines can mean different things.

How to run the numbers carefully

  1. List room rents and inclusions.
  2. Annualise, then adjust for realistic voids.
  3. Decide which costs sit in “net”.
  4. Divide by price (or by a stated current value — label which).
  5. Sense-check with local peers, not national blog tables.

Student versus professional yield pictures

Student stock often needs a summer void assumption. Professional rooms may look smoother but still void between tenancies. Keep cohorts separate when you quote a yield to buyers.

Yield and sale / refinance conversations

Buyers using an income approach care about sustainable net income and licence risk. Overstated yields delay sales. Valuation routes: free valuation · valuation guide. Worth framing: worth check. Tools: valuation tool review. Surveys: HMO surveys.

What “good yield” means (and does not)

There is no single UK “good” number. A higher yield can signal higher risk, poorer location or thinner compliance. Compare local peers with the same gross/net definition.

Common mistakes

  • Mixing bills-inclusive and rent-only peers
  • Capitalising asking rents
  • Ignoring licence caps
  • Quoting gross against someone else’s net
  • Treating calculator output as a formal valuation

Finance costs inside or outside net yield?

Some investors quote “net” before finance costs; others after interest. Both can be valid if labelled. Mixing them in a buyer pack looks like spin. For sale conversations, many owners show operating net (before finance) and leave gearing to the buyer’s own model — AgentHMO does not recommend a structure.

Inflation, rent growth and why we avoid forecasts

Yield is a snapshot ratio, not a projection. Do not paste assumed rent growth into a blog as fact. If you model scenarios privately, keep them out of public marketing unless dated and sourced.

Worked structure (illustrative — use your own figures)

Annual achieved rent after void allowance: R. Operating costs you include in net: C. Price basis (purchase or stated current value): P. Gross yield ≈ R ÷ P. Net yield ≈ (R − C) ÷ P. State whether finance costs sit inside C. Run the same inputs through HMO yield calculator and keep a dated screenshot for your own files — not as a marketing promise.

Linking yield to sale particulars

If you quote a yield in marketing, show the inputs: rent basis, void assumption, cost set, and price basis. Untethered yield claims attract sceptical buyers. Pair with going-concern route and a valuation enquiry (HMO valuations).

Sensitivity checks worth running

Change void weeks by a realistic band; change one room’s rent to the last achieved letting; add or remove management fees. If the yield story collapses under small changes, say so before a buyer discovers it. Tools: HMO yield calculator · valuation desktop valuation tool. Rent guide: HMO rent per room.

Yield versus price-per-room

Yield ratios income to price; price-per-room divides price by rooms (HMO price per room). Use both as peer checks, neither as a formal valuation substitute. Worth overview: What is my HMO worth.

Bills-inclusive traps

A £X pcm “all bills” room is not comparable to a £X pcm rent-only room. Strip or label bills before you quote yield to buyers. Failure here is one of the fastest ways to lose credibility on viewings (HMO rent per room).

Reporting yield in buyer packs

One page: inputs, gross, net, cost list, void assumption, date. Attach the rent ledger extract. That single sheet prevents “8%” arguments that mean different things to each party. Calculator: HMO yield calculator. Sale framing: Sell an HMO as a going concern. Worth: What is my HMO worth. Price-per-room: HMO price per room. Methods: Bricks-and-mortar vs investment HMO valuation.

Portfolio yield versus single-asset yield

Averaging yields across unlike houses hides risk. Report each asset, then a portfolio total with weights. Portfolio sales: sell a portfolio. Student books need calendar-aware voids (student stock sale). Licensing still underpins lawful income (GOV.UK).

What AgentHMO will not do

We will not tell you a target yield to underwrite a purchase or sale, recommend gearing, or present calculator output as a formal appraisal. For decision-grade value, use HMO valuations or a qualified valuer (HMO valuation cost).
